Title Deed Transfer

Definition

Procedure for transferring the property title at the Land Office on the day of signing the sales agreement. Both parties (or their authorized representatives) must be present with passport, original Chanote, and signed SPA contract. The Land Officer verifies identity, power of attorney, payment of taxes, and registers the transfer in the cadastral register. The new Chanote is issued the same day. For Thai nationals paying in cash or bank transfer, payment is made on-site by cashier check. For foreigners, payment must come from a Thai bank account (TT3 form) or be documented by FET (Foreign Exchange Transaction).
