Definition
A long-term lease frequently used by foreigners to acquire land or a villa in Thailand, circumventing the prohibition on direct property purchase by non-Thai nationals. Thai law limits each lease to a maximum of 30 years; however, developers structure a 30+30+30 year lease with two renewal promises. The legal validity of the second and third renewal cycles remains contested in case law—only the first 30-year term is legally guaranteed. The leasehold must be registered at the Land Office (Stamp Duty 0.1%) and typically includes a pre-emption clause in the event of land sale.
