Chanote / Title Deed (Nor.Sor.4)

Definition

The only form of full and absolute ownership title recognized in Thailand, equivalent to a notarized property deed in Europe. The Chanote (officially Nor.Sor.4 Jor.) certifies that the land boundaries have been surveyed by GPS by the cadastral authority and registered at the Land Office. It supersedes lower-category titles (Nor.Sor.3 Gor — recognized possession, Nor.Sor.3 — alleged possession, Sor.Kor.1 — cadastral declaration). To authenticate a Chanote, the lawyer visits the Land Office, verifies the concordance between physical boundary markers and the registered plan, and searches for easements, mortgages, and any contentious annotations. Processing time: 48 to 72 hours.
