Definition
Thai condominium maintenance charges paid by Co-Owners. The monthly CAM Fee covers routine upkeep (security, housekeeping, landscaping, pool, elevators) — typical range 25 to 80 THB / m² / month depending on property class. The Sinking Fund is a one-time reserve contribution collected at purchase (once) or annually for major future works (waterproofing, facade repainting, elevator replacement) — typical 500 to 1,200 THB / m² one-time. Non-payment triggers penalties and possible unit seizure following legal proceedings.
