Land Department / Land Office

Definition

Thai government administration responsible for managing the cadastre, property titles, and real estate transactions. The Land Department (กรมที่ดิน) is under the Ministry of Interior. Each province has a local Land Office where Chanote certificates, property transfers, mortgages, and leases are registered. All real estate transactions in Thailand must be processed through the Land Office on the day of signing — this is where transfer taxes are collected (Transfer Fee 2%, Stamp Duty, SBT, Withholding Tax).
