Building Permit (Construction)

Definition

Thai building permit issued by the local municipality (Tessabaan) or the Tambon Administrative Organization (TAO). It takes the form of document Or.1 (permit), Or.4 (modifications), or Or.6 (completion certificate). For seaside villas, an Environmental Impact Assessment (EIA) is mandatory beyond 80 meters elevation or in protected coastal zones. Processing time is 4 to 12 weeks for a standard villa, or 6 to 12 months for a project requiring an EIA. Tor.Ror.5 represents the formal completion certificate (rarely issued in practice).
