Definition

Verification procedure of a prospective tenant before lease signature: income (last 3 payslips or employer certificate), references (previous landlords, employer), passport/visa, sometimes criminal record and credit score. In Thailand, Tenant Screening is still rarely practiced by local agencies — yet it remains the primary protection against non-payment and property damage.
