Move-in / Move-out condition report
Definition
A formal inspection report documenting the condition of a rental property at the start and end of a tenancy. The move-in report captures the initial state of the property through photographs, inventory lists, and meter readings. The move-out report compares the property's condition against this baseline. This comparison determines whether the security deposit is returned in full or partially retained to cover damages or unpaid expenses. In Thailand, the move-out inspection must be completed within 7 days after the tenant's departure, and the landlord must communicate the deposit decision within a maximum of 30 days. Without a formalized move-out report, landlords typically lose disputes in court proceedings.
