LTV (Loan-to-Value)

Definition

Ratio of loan amount to property value. LTV = borrowed amount / property value. In Thailand, local banks rarely finance foreigners (typically 0% LTV). International banks (Standard Chartered, HSBC) lend up to 50–70% LTV against international asset collateral. Developers sometimes offer credit over 3–5 years at 70–80% LTV at 6–9% interest. For buy-to-let investment, aim for a maximum LTV of 50–60% to preserve cash flow.
