In Thailand, local banks (Kasikorn, Bangkok Bank, SCB, Krungsri) generally lend only to Thai citizens for residential real estate. Foreigners must resort to: (1) an international bank (Standard Chartered Singapore, HSBC Hong Kong) that lends in USD or SGD with LTV 50–70% secured against international assets, (2) developer financing over 3–5 years at rates of 6–9%, or (3) French credit (BNP, Crédit Agricole, LCL) secured by assets in France. Terms vary considerably depending on borrower profile and property location.
