Off-Plan / Pre-Sale

Definition

Sale of a real estate property before construction begins (off-plan) or during construction (pre-sale). The developer sells based on plans with a staggered payment schedule spread over 18–36 months until delivery. Advantages: lower prices (10–30% versus completed delivery), choice of floors and orientations, possibility of customization. Disadvantages: developer risk (bankruptcy, delays, defects), real estate risk (price decline over 24 months), Foreign Quota often saturated by end of project. Essential: verify the developer's track record and conduct legal due diligence.
