Floor Area Ratio (FAR)

Definition

A land-use coefficient employed in Thai urban planning to regulate construction density. FAR = total built-up area / land plot area. In Thailand, FAR varies by zoning district: 10:1 in high-density zones of central Bangkok (Sukhumvit, Silom), 4:1 in medium-density zones, and 1:1 in residential zones. FAR directly impacts land value — a plot in a FAR 10 zone is worth 5 to 10 times more than an equivalent plot in a FAR 1 zone.
