Build-Up Area / Saleable Area

Definition

Accounting distinction of condominium surface area in Thailand. Build-Up Area = total constructed surface including interior and exterior walls, covered balconies (typically +5 to 10% versus usable floor area). Saleable Area = surface sold per square meter including everything that is invoiced (often identical to Build-Up). Net Saleable Area = usable surface excluding walls (often absent from brochures). Always request the survey plan with Net Saleable measurements to compare objectively.
