Four main land titles
Thailand recognises several land titles whose legal strength varies widely.
Chanote (Nor Sor 4 Jor)
A full ownership title, GPS-surveyed and registered with the Land Department. It is the only title that is 100% reliable for foreign buyers. Boundaries are precisely defined.
Nor Sor 3 Gor
Confirms possession and the right of use, backed by an aerial photograph but without GPS markers. It can be upgraded to a Chanote. Acceptable for a serious buyer, provided the upgrade is planned.
Nor Sor 3
A right of use without an aerial photograph. Boundary disputes are a real risk. Best avoided by foreign buyers.
Por Bor Tor 6
Merely a tax receipt — it is not a title deed. Stay well away.
