Pratumnak Soi 5: the complete guide to the heart of Pratumnak

Pratumnak is Pattaya's worst-kept secret. Perched between Jomtien and the centre, the hill offers a rare compromise: the calm of a residential district five minutes from the action. Soi 5 is its main artery, the one that drops down towards Cosy Beach and holds most of the shops. Here is what you will find on it.

Getting to know Pratumnak Soi 5

Geography explains everything. Pratumnak is a hill between two beaches, so nobody crosses it: you come to it, you do not pass through it. The result is light traffic, an almost complete absence of noisy nightlife, and residents rather than passing trade.

An upmarket address

The high end is written into the fabric of the neighbourhood. Upper-tier hotels with sea views, private villas, recently built condominiums: the offer is aimed at people who stay. The Park Royal 3 Pattaya development is a good illustration of the generation of residences going up here — generous floor areas, a rooftop pool, an unobstructed view.

That density of high-end supply shows up in prices: the luxury condos in Pattaya are largely concentrated on this hill and on Wong Amat.

The beaches

Cosy Beach is the best known: a sheltered cove, quiet during the week, with water noticeably clearer than in central Pattaya. Further south, Pratumnak Beach and Sai Kaew beach, backing onto the naval base, complete the picture.

Things to do on the beach

  • Swimming : the waves are gentle, the slope is shallow, the water is often around 29°C.
  • Paddleboarding : at sunrise or sunset, when the sea is a mirror.
  • Snorkelling : marine life is visible near the rocks, and kit can be hired on the spot.
  • Beach volleyball : improvised courts on Cosy Beach in the late afternoon.

Eating out and going out

Where to eat

Soi 5 packs in a surprising density of restaurants for its size: cafés for breakfast, seafood places serving the day's catch, Thai street food in the evening. The international offer is well represented — Italian, French, Russian, Indian — a reflection of who lives here.

Soi 5 holds most of the hill's restaurants, Thai and international alike.

Nightlife stays deliberately low-key : neighbourhood bars, terraces, a few rooftops. Anyone after intensity is ten minutes down the hill in the centre.

Settling in at Pratumnak Soi 5

Why the neighbourhood holds up

Three things underpin values in the area:

  • Land is constrained. The hill is built up and the naval base blocks any extension to the south. No new land is being created in Pratumnak.
  • The position is central. Ten minutes from Walking Street, ten minutes from Jomtien, twenty minutes from U-Tapao airport.
  • Rental demand is steady and barely seasonal, carried by year-round residents rather than by passing tourists.

Before you buy

A foreigner can own a flat freehold within the 49% foreign quota of the condominium's floor area. In Pratumnak, several sought-after buildings have already reached that ceiling: check the quota is still open before making any offer, because it is the first thing that can stop a deal. The guide to buying a condo in Pattaya sets out the procedure, the fees and the title checks. To place Pratumnak against the other areas, see our analysis of the best areas to invest in Pattaya.

Getting around and everyday life

Getting around

The hill is hard work on foot: the slopes are steep and pavements are often missing. The scooter is still the dominant way to get around, at around ฿200 to ฿300 a day to hire — an international licence and a helmet are compulsory, and checks are frequent on Pratumnak Road.

Songthaews run a loop along the main road for ฿10 to ฿20, but they do not go up every soi. Grab and Bolt cover the whole area at a displayed fare; allow ฿60 to ฿120 into the centre.

Shops and services

Soi 5 covers most of everyday life: 24-hour convenience stores, pharmacies, laundries, massage parlours, bank branches. For a big shop, the hypermarkets on Sukhumvit Road are ten minutes away.

On health, two private hospitals of international standard are ten to fifteen minutes away. That is a decisive criterion for retirees, and one of the reasons the neighbourhood appeals to them.

Seasonality

High season runs from November to February: bearable temperatures, little rain, peak rental occupancy. From March to May the heat turns heavy, with peaks above 38°C in April. The rainy season, June to October, means short, intense downpours at the end of the day rather than whole days of rain — contrary to a widespread idea, it does not stop you living normally.

That seasonality bears directly on rental yield: a property let by the month shows a far steadier occupancy rate than one positioned on short-term letting. Our analysis of rental yield in Pattaya sets out the gap observed between the two strategies.
