Jomtien is Pattaya's calmer face. Ten minutes from the centre, the beach unrolls six kilometres of sand along a coconut-lined promenade, with nothing like the density of bars and neon you find on Beach Road. That is what makes it the favourite district of families, retirees and year-round residents. Here is where to stay, what to do and how to get around.
Where to stay in Jomtien
Upmarket addresses
The seafront lines up several smart hotels: panoramic views, serious restaurants, full spas. The five-stars add a private beach, an infinity pool and a concierge to arrange excursions. What separates Jomtien from Wong Amat is volume: far more choice here, often at a gentler rate for the same standard.
On the residential side, the area holds some of the most sought-after condominiums in the bay — Lumpini Park Beach Jomtien, Copacabana Beach Jomtien, The Riviera Jomtien. If the holiday turns into a plan, our selection of condos for sale in Jomtien lists what is available, with the local price per m².
On a budget
Jomtien remains affordable. Mid-range hotels a street or two back from the beach offer clean rooms, Wi-Fi and air conditioning for a fraction of seafront rates. Hostels exist too, mainly towards the north, with the sociable atmosphere solo travellers appreciate.
With the family
Several places are built around children: kids' club, shallow pools, family rooms with a kitchenette, babysitting. The parks and the floating market nearby do the rest. For a longer-term move, the directory of international schools in Pattaya lists the schools in the area, several of them on the Jomtien road.
| Option | Night | Week | Month |
|---|---|---|---|
| Hostel, dorm bed | 250 – 450 ฿ | 1 500 – 2 800 ฿ | — |
| Mid-range hotel, second row | 700 – 1 300 ฿ | 4 500 – 8 000 ฿ | 12 000 – 20 000 ฿ |
| 1-bedroom condo, sea view | 1 300 – 2 400 ฿ | 8 000 – 14 000 ฿ | 18 000 – 32 000 ฿ |
| Beachfront resort | 3 000 – 5 500 ฿ | — | — |
Beyond three weeks, long-term rental in Pattaya works out distinctly better value than a hotel.
What to see and do
The beach
The sand is golden, the water warm, the shelf gentle — ideal conditions for swimming with children. Watersports are well covered: jet ski, parasailing, banana boat. The operators set up on the sand hire out the kit and take beginners out.
The southern end, towards Na Jomtien, is noticeably quieter. That is where the newer condominiums have gone up and where the price per m² is climbing fastest.
Pattaya Floating Market
Laid out in four sections representing the four regions of Thailand, it mixes handicrafts, street food and traditional shows. The boat ride along the canals is worth the detour, especially in late afternoon when the light softens and the crowd thins.

Where to eat
The promenade is lined with seafood restaurants: grilled fish, giant prawns, curried crab, often picked live from the display. Move away from the beach and the Thai street kitchens serve the same freshness at half the price. Jomtien also has a strong European offering — French, Italian, German — a legacy of its expatriate community.

For the busier sites, buying online saves queueing and often costs less than at the gate. Organised tours with transfers included simplify the logistics if you are not hiring a scooter.
Jomtien Night Market
Shopping
Clothes, accessories, handicrafts, souvenirs: opening prices are high, haggling is expected and part of the exchange. Half the first price quoted is a reasonable place to land.
Eating there
Grilled skewers, pad thai, mango sticky rice, fried insects for the curious. It is the cheapest and liveliest way to have dinner in Jomtien.
Two day trips
Koh Larn
Forty-five minutes by ferry from Bali Hai and the water turns turquoise. Tawaen, Samae and Nual beaches, snorkelling, beach restaurants. Go early: the last ferries fill up fast at the end of the day.
Nong Nooch
A 240-hectare botanical garden with a French formal garden, one of the most complete cycad collections in the world, cultural shows and elephants. Half a day will do, but the place deserves better.
Practical tips
Getting around
Shared songthaews run along Jomtien Beach Road in a loop for 10 to 20 ฿. A scooter hires for around 200 to 300 ฿ a day — an international licence is compulsory and helmets are checked. Grab and Bolt cover the whole area with the fare shown up front.
Health and safety
- Sun — UV index above 10 between 11 am and 3 pm. Cream, hat, shade.
- Water — drink bottled water only, and be wary of ice outside reputable establishments.
- Swimming — respect the flags; rip currents do occur in the rainy season.
- Insurance — essential. Thai private care is excellent, but it is billed.
- Valuables — never leave them unattended on the sand.
Jomtien as a place to live
Plenty of visitors end up looking at Jomtien differently. The district combines what central Pattaya no longer offers: space, a beach you can actually use, everyday shops and an established expatriate fabric. Prices per m² here remain below Wong Amat and Pratumnak for a comparable standard, which makes it one of the best yield-to-quality-of-life trade-offs in the bay.

Understanding the sub-districts of Jomtien
Saying “Jomtien” without qualifying it is misleading: the six kilometres of beach cover very different realities, in atmosphere as much as in price.
| Sub-district | Atmosphere | Who lives there | Relative price |
|---|---|---|---|
| North Jomtien (towards Pratumnak) | Dense, full of shops, lively in the evening | Short lets, young professionals | Mid |
| Central Jomtien | Family-friendly, promenade, night market | Year-round expatriates, retirees | Mid |
| Na Jomtien (south) | Quiet, residential, few shops | Recent developments, owner-occupiers | The highest |
The south is the part that is moving fastest. Recent developments have concentrated there, drawn by a quieter beach and plots that are still available — which is no longer the case in Pratumnak or Wong Amat. The trade-off is total dependence on a car or a scooter.
