Mueang Sukhothai district combines the lively, commercial new town with the UNESCO-listed historic town 12 km to the west. Its property market is dominated by detached houses, townhouses and land plots, with condominiums remaining scarce in this human-scale city. Buyers are mainly Thai families, civil servants and a handful of foreign residents drawn by the heritage and moderate cost of living. Foreigners cannot own land freehold but can use a renewable 30-year leasehold or a dedicated structure. Prices stay well below those of major tourist destinations, making this a niche heritage market. The nearby Bangkok Airways airport and bus terminal ease access from Bangkok and Chiang Mai. Areas close to the historical park appeal to guesthouse and tourist-accommodation investors.
