Sriracha

Si Racha (Sriracha) is a coastal district of Chonburi province that has grown into one of Thailand's most distinctive property markets, driven by its large Japanese community tied to the automotive industry and the deep-sea port of Laem Chabang. The housing stock spans modern seafront condominiums, detached houses and villas in gated estates, plus upscale apartments sought for long-term rental by expat executives. Foreign buyers may own a condominium freehold within the legal 49% foreign quota of a building, while houses and land are typically structured through a leasehold or a Thai company. Rental demand is exceptionally stable, fuelled by Japanese engineers, managers and families present year-round, making it a defensive investment with steady yields. The district's strengths are tangible: international hospitals with Japanese-language service, well-regarded schools, malls such as Robinson and J-Park Nihon Mura, and a pleasant waterfront around Ko Loi. Access is excellent via the Bangkok-Pattaya Motorway 7, the nearby U-Tapao International Airport and the planned high-speed rail linking three airports. For investors, Si Racha combines genuine rental demand, quality infrastructure and prices still below Pattaya or Bangkok.
