Pai

Pai is a mountain district in the north-west of Mae Hong Son province, loved for its bohemian vibe, hot springs and rice fields. The property market here is niche: wooden bungalows, small resorts, guesthouses, cafe-restaurants and agricultural land in the valley along the Pai River. Buyers are mostly expats, digital nomads, artists and lifestyle investors seeking a natural setting rather than high rental yields. As across Thailand, foreigners cannot own land outright: long leasehold (30 years renewable) and Thai-company structures are the usual routes, while the few condos remain almost non-existent here. Price per square metre is markedly lower than in Chiang Mai or on the islands, but access is via the winding 762-curve road (about three hours from Chiang Mai). Land with valley views or riverfront frontage is the most sought-after and appreciates with slow tourism.
