Mueang district is the urban and administrative heart of the province, built around Wat Phra Mahathat and the historic old town. The market is dominated by detached houses, townhouses and a growing stock of small condos near Rajabhat University and Maharaj Hospital. Buyers are mainly Thai families, civil servants and local landlords targeting students. Foreigners typically purchase condominiums (under the 49% freehold quota) or use a 30-year renewable leasehold for landed homes. Prices remain very affordable versus Phuket or Samui, offering strong space-for-money in the centre. Access is easy via the railway terminus, the airport to the north and highways toward Surat Thani. It is a steady, low-speculation market, ideal for a first purchase or stable rental yield.
