Ko Kut, the easternmost island district of Trat province, is one of Thailand's most exclusive and unspoiled property markets. Inventory is almost entirely beachfront luxury villas, resort bungalows and forested development land, with no high-rise condominiums at all. Buyers are predominantly affluent European and Thai investors seeking privacy, alongside boutique-resort operators. As foreigners cannot own land freehold, deals are structured through long leasehold (renewable 30-year) or a Thai company, since freehold condominium stock simply does not exist here. The island remains rural with no airport and no BTS/MRT: access is by speedboat from Laem Sok pier in Trat, with Trat Airport providing the air link to Bangkok. Beachfront land prices rank among the highest of the eastern islands, justified by scarcity and the pristine turquoise beaches such as Ao Phrao and Ao Tapao. This is a patient, high-end niche market where value rests on exclusivity and natural beauty rather than volume.
