Hat Yai

Hat Yai District is the largest city in Thailand's deep south and the main commercial, medical and transport hub of Songkhla Province. The property market is mostly urban: modern condominiums near Central Festival and the railway station, townhouses in developments around Khao Kohong and the eastern fringe, and commercial shophouses in the Kim Yong and Lee Gardens core. Demand is driven by students and staff of Prince of Songkla University, Malaysian and Singaporean medical tourism, and a vibrant local middle class. Foreigners can own a condominium freehold within the 49% quota, while houses and land are typically structured as leasehold or through a Thai company. Prices remain markedly more affordable than Bangkok, Phuket or Pattaya, making this an attractive rental-yield market. The international airport to the west and rail lines toward the Malaysian border boost both appeal and liquidity.
