Hang Dong

Hang Dong is the most established and sought-after district of Chiang Mai's residential belt, lying immediately south-west of the city and the airport. Its property market is dominated by detached villas and gated moo baan estates, ranging from affordable two-bedroom homes to luxury pool villas in developments like those along Canal Road. The area draws expat families, remote workers and retirees thanks to proximity to international schools, the Royal Park Rajapruek and Central/Robinson shopping. Foreign buyers typically secure villas via a 30-year leasehold on the land while owning the structure freehold, or buy condos under the foreign-quota freehold rule. Prices sit above the eastern districts but offer the strongest resale liquidity and rental demand in the suburbs. Excellent ring-road and airport access make it the default choice for newcomers relocating to Chiang Mai.
