Mueang Buriram district holds most of the provincial property market, anchored by Chang Arena and the Chang International Circuit that turned the city into a national sporting hub. The dominant stock is the affordable single-storey detached house in gated moo baan estates, supplemented by commercial shophouses downtown and rental units near Rajabhat University. Buyers are mostly local Thais, families returning from Bangkok and a growing share of expatriates drawn by the low cost of living. Foreigners cannot own land freehold but can buy condominium units outright within the 49% quota, or secure 30-year renewable leasehold on land, typically holding the house in their name over a leased plot. Access is strong via the railway station, Buriram Airport 30 minutes away and Route 226 to Korat. Price per square metre remains among the lowest in Thailand, making sport- and student-driven rental investment notably profitable.
