Ayutthaya

The amphoe (district) of Phra Nakhon Si Ayutthaya is the provincial capital and home to the UNESCO-listed historic island. Its property market blends traditional shophouses, modern suburban housing estates (mooban) and convertible farmland along the canals. Buyers mainly seek detached homes for primary residence, building plots and a few income properties tied to heritage tourism and the nearby Rojana industrial estates. Foreigners cannot own land freehold but can use a 30-year leasehold, outright condominium ownership (49% foreign quota), or structures via a Thai company or usufruct. Access is excellent: a railway station one hour from Bangkok, Highways 9 and 32, and about 90 minutes from Don Mueang Airport. Prices stay well below Bangkok, drawing rental investors, retirees and Thai first-time buyers. The central island, governed by strict height and conservation rules, keeps a unique character but offers limited new supply.
